In one of the largest recent office leasing deals in Mumbai’s micro-markets, credit rating agency Crisil Ltd has leased 2.5 lakh sq. ft. in Light Bridge, Saki Vihar Road. The company will pay a monthly rent of ₹2.35 crore, with ₹94 per sq. ft., according to real estate data analytics firm Propstack.
The lease, executed with Nathan Properties Pvt. Ltd. and Gamma Construction Pvt. Ltd., covers the 10th to 15th floors of the property and includes an annual escalation of 4.77 per cent. Crisil has paid a security deposit of ₹38.2 crore, and the lease commenced on August 31, 2025. The total rent outflow over the lease period is estimated at ₹597.3 crore.
The 15-year lease marks Crisil’s relocation from its long-time base in Powai.
Meanwhile, Cowrks India has taken over Crisil’s former Powai office for a monthly rent of ₹3.88 crore on a seven-month lease, along with a security deposit of ₹23.33 crore. The agreement has been signed for fit-out purposes, as Cowrks plans to develop the premises into a managed office space.
